There is a problem
Townhouses are sold in only two districts of Modon Ras El Hekma: Wadi West, whose entire offering is this one type, and Wadi East, which sells them alongside villas. The two available footprints are identical across both districts, so choosing between them is a choice of neighbourhood, not of size.
Townhouses are the middle band in Ras El Hekma city: larger than any apartment (which stops at 303 square metres in The LightHouse Village and comes without a private garden), and smaller and cheaper than any villa (which starts at 253 square metres with prices reported from EGP 65 million).
The most practical observation is that townhouse sizes are identical across the two precincts: 248 and 255 square metres in Wadi East, and the same two in Wadi West. Choosing between them is therefore not a choice of size but of precinct and surroundings — Wadi East holds villas alongside its townhouses, while Wadi West's inventory is townhouses alone.
🔑 Wadi West is the only precinct in the entire project with separate prices published per layout: EGP 38 million for a middle unit and EGP 45 million for a corner one. Other phases are published with a single phase-level starting price, which makes comparison within them harder.

Because townhouse sizes are identical in Wadi East and Wadi West, the choice comes down to three considerations: the character of the surrounding precinct, whether per-layout prices are published, and how well the sources agree on each precinct's published starting price.
Price clarity: Wadi West is far clearer. The two sources agree to within 1% (EGP 37.6M against EGP 38M), and separate prices exist for the middle and corner layouts. Wadi East's three sources disagree across EGP 37.6M, 45M and 65M.
Character of the surroundings: Wadi East is a mixed precinct holding villas alongside townhouses, meaning more variety in neighbours and surrounding unit values. Wadi West is townhouse-only, which is what some buyers mean by a consistent neighbourhood.
The corner-unit step: in Wadi West that step is EGP 7 million for 7 additional square metres and a fourth bedroom. It is driven by position at the end of the row and bedroom count rather than area, and is worth thinking about before paying it.

Townhouses are not sold across the city's apartment phases at all — only Wadi West and Wadi East carry them, in two footprints. Anyone comparing a townhouse against an apartment here is comparing two different districts, not two options in one.
The corner unit in Wadi West is 255 square metres with four bedrooms against 248 square metres and three for the middle unit, and starts at EGP 45 million against EGP 38 million. The EGP 7 million difference is driven by the fourth bedroom and the end-of-row position giving two frontages, not by the 7 square metre size difference.
The comparison depends on need rather than absolute merit. A townhouse gives a private garden, two storeys and area from 248 square metres at prices from EGP 37.6 million. Apartments start at 92 square metres from EGP 13 million, and some sit directly on the waterfront — something neither townhouse precinct offers.
